When meeting with your Realtor, it is important to discuss your motivation for selling your home. Do you need a larger home, downsizing, relocating to another area, financial issues, neighborhood changes etc?
Pricing is everything. Don’t chase your buyer, let them chase you. Even in a hot market, testing a high price point is not recommended. You want to draw as much traffic through your home the first few days on the market. An overpriced home will stay on the market longer and become stigmatized. You are not only selling to the next owner of your home, you are also possibly selling to the lender that will fund the purchase. Realtors, buyers and appraisers all have access to the same comparable sales that your Realtor will share with you.
As your Realtor, I will assist you with staging your home to show off all the features of the home and if needed hire a professional stager. Staging is not only furniture placement, and organizing closets, but also neutralizing the look of the home so a buyer can imagine themselves living in the space.
Once the home is staged, professional photos will be taken to use in all marketing materials, from internet exposure, property flyers and if needed postcards. If the home has an expansive backyard, a drone may be used to capture the experience.
For larger homes, a Matterport 3D camera may be used as a virtual tour for an additional fee.

New listings are email blasted to all the Realtors within DFW, as well as relocation specialist.
An open house will be planned for the first weekend on the market.
Professional property flyers are available in the home for buyers to take with them after viewing. I follow up with all showing agents for feedback from their buyers.
